Next week the Montgomery County Planning Department will review several new additions proposed for the Milestone Businesses Park in Germantown. The developer Matan has big changes planned for surface parking and empty lots at the office complex.
Despite having major leasing success for the office buildings in the northern edges of Montgomery County, Matan wants to introduce new use types that would drastically change the environment.
Right now 635,272 square feet consisting of three Class-A office buildings and one Class-A flex building occupy a portion of the site that totals a little over 44 acres between Ridge road and Dorsey Mill road. The amendment as shown in the rendering by DVA architects, calls for the addition of 485 residential units and 28,250 square feet of street level retail. Buildings would reach as high as 80 feet with residential portions sitting ontop of garages. The existing project is highly visible from interstate 270.
But a proposed office building – labeled as building 3 – is being nixed in favor of a residential building. Building 3 would have been the largest office building in the complex at over 252,250 square feet and the last piece in the original plans.
Site plan approval is recommended by planning staff with several conditions, including adding at least 170 park and ride spaces for commuters. Each residential building will have a bike room that can hold 30 bikes.
The street plan includes two roundabouts that will connect Milestone Center Court to Milestone Center Drive.
Matan's goal is to transform the business center into a true mixed-use project with the addition of housing, restaurants and retail to go along with existing office space for employment.
