Cranes Rise at Rockville Green Project

Two Cranes have risen at the site of a new mixed-use development in Northern Rockville.

The Gables Upper Rock is the next phase in the Upper Rock master planned community.   

A joint venture between USAA Real Estate Company and Gables Residential, the two have teamed up to complete the Class A multi-family apartment project which will consist of 281 units in eight stories. Of those units, six will be live and work spaces.

USAA Real Estate Company will provide the financing while Gables Residential will fill the role as developer and general contractor

At the intersection of Shady Grove and Choke Cherry Roads, the luxury residential project is adjacent to the mixed-use, planned unit development King Farm and viewable from I-270.

The Upper Rock development is a 20-acre site off of Shady Grove Road. The current site consists of surface parking and a standalone office building which is currently occupied by the Substance Abuse and Mental Health Administration. One of the first developments of its kind, Upper Rock plans to uphold sustainable principles by recovering a suburban office park and urbanize it by creating a walkable environment that includes retail, residential and office space.

The smart growth project is also a planned stop for the Corridor Cities Mass Transit project.
