Rockville Town Center is continuing to take shape with a much needed office project breaking ground in Montgomery County's seat of operations.
Choice Hotels International (NYSE:CHH) will move 400 employees from 10750 Columbia Pike in Silver Spring to Rockville Metro Plaza II at 121 Rockville Pike, under a 15 year lease. The project is being developed, managed and owned by Foulger-Pratt.
The LEED Platinum Certified, wind powered, Class-A office building will total 190,907 square-feet of which 138,000 square-feet will be occupied by Choice Hotels by approximately June 1, 2013. The building will include 13,670 square-feet of ground floor retail.
The majority of parking will be underground in three levels totaling 116,615 square-feet, some spaces will be on a surface parking for a total of 298 vehicle spaces.
After failing to lure several cross-country corporate headquarter moves to the area and losing several large firms including CoStar Group, Chevy Chase Bank De facto headquarters and Hanger Orthopedics; Montgomery County and Maryland government officials worked closely with Choice Hotels to make sure they could -- at the least -- defend themselves from losing another company to a nearby jurisdiction.

Choice Hotels International is one of the largest hospitality and lodging operators in the world, and they have big plans for Rockville Town Center area including a new Cambria Suites brand hotel to be part of a development that includes 200 residential units. That project is expected to be built on the surface parking lot next to the Rockville Theater.
